What 'No Corners Cut' Actually Costs on a Coastal Build

Every so often a homeowner brings us two quotes for what they've been told is the same house, and the prices are tens of thousands of dollars apart. The natural read is that one builder is greedy and the other is honest, or that one is padding the number and the other is sharp.

Nine times out of ten, that isn't what's going on. The two quotes are not for the same house. They're for two different houses that happen to have the same floor plan. One is specified to last on this coast. The other is specified to hit a number.

We build at Lang's Beach, Mangawhai and along the Bream Bay coast, and this is the honest version of where the money actually goes on a coastal build, why the cheap quote is so often the expensive one, and how to tell the two apart before you sign.

The short version: A coastal build costs more than an inland one for reasons that are invisible once the house is finished - stainless fixings instead of galvanised, framing and bracing matched to the real wind zone, coastal-rated joinery, cladding and decking that survive salt and UV, proper weathertightness detailing, and engineered foundations on sandy or sloping sites. It's also often a shorter list: no deck, no septic, no water tanks, no heat pumps, no tiles, no blinds. The upfront saving on a cheap quote is real. So is the repair bill, the maintenance grind, and the hit at resale when it fails. We'd rather lose a job than win it by cutting a spec that fails.

1. Why "the same house" is rarely the same house

A floor plan is not a specification. Two builders can draw the identical layout and quote wildly different numbers, because almost everything that drives durability on the coast sits below the surface of a plan: the grade of the fixings, the rating of the joinery, the framing and bracing, the flashings, the foundation design.

When a quote comes in surprisingly low, it's usually one or more of these:

  • The fixings dropped from stainless to galvanised. Invisible on paper, ruinous near salt.
  • The joinery stepped down to a standard-rated product that isn't built for coastal exposure.
  • The cladding or decking swapped for a cheaper product that fades, chalks or warps.
  • The framing and bracing eased to a lighter spec than the wind zone actually calls for.
  • The hard numbers left vague as provisional sums (foundations, servicing, earthworks) that quietly climb once the job starts.
  • Whole items simply left out - deck, septic, water tanks, heat pumps, appliances, tile supply, blinds - so the quote is for a smaller job, not a cheaper one.

2. Allowances: the items that aren't in the cheap quote at all

The cuts above are the quiet ones. There's a louder one, and it catches more people: sometimes the cheaper quote isn't a cheaper version of your house. It's a smaller list.

The honest question to ask about any quote that comes in low is not "what did they downgrade" but "what did they leave out". The things we see left out most often are the things nobody wants to think about while they're picturing the kitchen:

  • The deck. Often shown on the plan, priced by nobody.
  • The septic or wastewater system. Not optional on most sections out here, and not cheap.
  • Water tanks, pump and connection. Same story. On an unserviced site the house doesn't work without them.
  • Heat pumps or any heating at all. Ducting and units frequently sit outside the contract.
  • Appliances. Sometimes a token allowance, sometimes nothing.
  • Tile supply. A quote can include laying the tiles without including buying them.
  • Blinds, curtains and window coverings. Rarely in a build quote, always needed on day one.
  • Driveway, paths, fencing, letterbox and planting. The last mile of a build, and a real number.

None of that is dishonest on its own. Every builder has a scope, and a quote is allowed to stop somewhere. It becomes a problem when two quotes stop in different places and nobody says so, because then you're not comparing prices. You're comparing lists, without being told the lists are different.

And here's the part we understand completely: almost nobody reads a quote front to back. People flip to the last page and look at the number. That's not laziness, that's a normal human being trying to make a hard decision quickly, in an economy where every dollar is already spoken for. The trouble is the number on the last page is only meaningful alongside everything the pages before it did and didn't include.

The fix takes one email. Ask every builder quoting your job for a written list of what is not included, then ask the question that actually matters: on the day I get the keys, what do I still have to pay for before I can live here? A builder who has allowed for the deck, the septic, the tanks, the heat pumps and the tiles will answer that in a minute. A builder whose number was built to win on the last page will get vague. That one question will do more to explain a gap between two quotes than any amount of spec comparison.

3. Fixings: stainless vs galvanised, and why it matters more here

This is the clearest example of a cut you can't see. Standard galvanised fixings are fine well inland. This close to the sea, they start weeping rust within a few years, staining cladding and weakening connections you can't get at without pulling things apart.

The coastal answer is stainless steel throughout the exposed areas, 316 grade in the most punished spots (near the beachfront, on the weather side). The material premium on fixings across a whole house is real but small in the scheme of a build. The cost of getting it wrong is not.

The numbers above are rough NZD estimates, not a fixed price. The point isn't the exact figure. It's the ratio: a small upfront premium against a large, disruptive repair. That's the shape of nearly every corner cut on the coast.

4. Framing, bracing and the wind zone

Most of this coast sits in High or Very High wind zones. That's not a formality. It changes the framing, the bracing, and the tie-downs holding the roof and walls onto the structure.

A quote designed to a softer wind zone than the site actually carries will always look cheaper, because there's less timber, less bracing and less engineered connection in it. It's also the kind of saving that undermines the whole house rather than one component. Wind-zone framing is structural. It's the last place to trim, and one of the first places a number-chasing quote quietly does.

When you compare quotes, ask each builder which wind zone they've designed to. If the answers differ, you haven't been quoted the same house. You've been quoted two different structures. 5. Joinery, cladding and decking: the things salt and sun eat first

Windows, cladding and decks take the full weight of the coast every day - salt on the air, hard UV in summer, wind-driven rain in winter. Specify them for an inland site and they age badly and fast.

Here's where the honest money goes:

  • Joinery. Coastal-rated aluminium or timber-framed double glazing, specified for salt exposure. Standard joinery pits and degrades near the sea. The upgrade is not optional this close to the coast.
  • Cladding. Cedar, proper composite, or a well-detailed plaster system over a cavity. The product matters, but the detailing matters just as much. Cheap cladding fades and chalks; poorly detailed cladding leaks.
  • Decking. Hardwood, premium composite, or high-spec treated softwood with the right finish. Cheap decking warps and cups within a few summers and becomes a rolling replacement cost.

A cheap quote often trims a little off each of these. Individually each cut looks minor. Together they're the difference between a house that ages gracefully and one that turns into a maintenance job you never finish. The upfront saving is a loan against your future weekends and your future wallet.

6. Weathertightness and flashings: the cheapest place to fail

Flashings, cavity systems and the detailing at junctions, decks and parapets are where coastal homes leak when they leak. Getting them right is mostly labour and care, not expensive materials, which is exactly why a rushed or cut-price build skimps here. It doesn't show on a spec sheet and it doesn't show at handover.

It shows when water gets into the structure. Weathertightness remediation is one of the most expensive and disruptive things that can happen to a house, and it's almost always cheaper to detail properly the first time than to chase a leak through finished linings later. This is invisible, unglamorous work, and it's the last thing that should ever be value-engineered.

7. Foundations on sandy and sloping sites

On the flat sandy lots near the beach and the elevated bush blocks behind, foundations are engineered, not standard. Sandy ground needs foundations designed for the soil. Sloping sites need earthworks, retaining and often a geotech investigation before a slab is even designed.

A cheap quote can hide a lot here by carrying a thin provisional sum for foundations and hoping the site behaves. It usually doesn't. When the geotech comes back or the ground opens up, the provisional sum climbs, and the "cheaper" quote quietly overtakes the honest one. 8. The real comparison: upfront saving vs the bill that follows

Put it together and the maths on a cheap coastal quote usually runs like this. You save a chunk upfront. Then over the years that follow you pay it back with interest, in three ways:

  • Repair and replace. Rusted fixings, failed decking, pitted joinery, and in the worst case weathertightness remediation. Each fix costs more than the corner that caused it, because now it's re-work through a finished house rather than a line in the original build.
  • Maintenance drag. A house built to a soft spec never stops asking for attention. Recoating, re-fixing, replacing. It's a slow, permanent tax on your time and money.
  • Resale. A build that's visibly tired, or one with a weathertightness question mark, sells for less and sells slower. Buyers and their builders can read a cut-corner coastal home quickly.

The full step from a standard inland spec to a proper coastal one typically adds a single-digit percentage to the build, spread across dozens of line items. That's the honest premium. Set against the repair bill, the maintenance grind and the resale hit, it's the cheaper path, not the dearer one. The cheap quote is usually the expensive one. It just sends the invoice later.

9. Frequently asked questions

Why is one quote so much cheaper than another for the same house?

Almost always because it isn't the same house. The cheaper quote usually swaps in galvanised fixings instead of stainless, lower-grade joinery, thinner or cheaper cladding, a lighter framing and bracing spec, or it leaves the hard numbers (foundations, servicing, contingency) as vague provisional sums that balloon later. Two quotes only mean anything once they're specified to the same standard. Line them up spec against spec and the gap usually shrinks or disappears.

What should never be value-engineered on a coastal build?

Anything that fails quietly and expensively near salt air. Fixings should stay stainless (316 grade in the most exposed spots), never galvanised. Joinery should be coastal-rated. Framing and bracing should match the actual wind zone, not a softer one. Weathertightness detailing (flashings, cavity, junctions) and engineered foundations on sandy or sloping sites are not the place to save. These are the things you can't see once the house is finished, and the things that cost the most to fix later.

Does a durable coastal spec really cost that much more?

Less than people expect. The full step up from a standard inland spec to a properly coastal one - stainless fixings, coastal-rated joinery, better cladding and decking, correct flashings - typically adds a single-digit percentage to the build, not double. The catch is it's spread across dozens of line items rather than one obvious upgrade, so it's easy for a cheap quote to shave a bit off each and land a headline number that looks great and performs badly.

What's usually left out of a cheap building quote?

More than people expect, and it's the single biggest reason two quotes look different. The items most often excluded are the deck, the septic or wastewater system, water tanks and pump, heat pumps and heating, appliances, the supply of tiles (as opposed to laying them), blinds and curtains, and the driveway, fencing and landscaping. None of those are small. Ask every builder for a written list of what is not included, then ask what you'd still have to pay for on the day you get the keys before you could live in the house. How do I compare two builder quotes fairly?

Get both onto the same specification before you look at the totals. Ask each builder to name the fixing grade, the joinery brand and rating, the cladding and decking products, the wind zone they've designed to, and how they've handled foundations, servicing and contingency. Ask each of them for a written list of exclusions, and watch for provisional sums doing the heavy lifting. A quote that's fully specified and a little dearer is usually cheaper than a vague one that's light on detail.

Is a fixed-price contract safer than charge-up?

A fixed price is only as safe as the spec and the site investigation behind it. A fixed price built on a proper set of plans, a real geotech report and an honest contingency is genuinely reassuring. A fixed price built on guesses and loaded with provisional sums just moves the surprise to later, dressed up as certainty. We'd rather quote you a fully specified price with a clear contingency line than win the job with a low number that won't survive contact with the site.
