If you're about to build a new home — or take on a major renovation — in Northland, choosing the right builder is probably the single biggest decision you'll make. It's not just about price. It's about trust, communication, quality, and whether the person running your project actually knows what they're doing in this part of the country.
We've seen the good, the bad, and the ugly over the years. Here are 7 things we genuinely believe matter when you're choosing a builder in Northland — and a few questions worth asking before you sign anything.
1. Are They a Licensed Building Practitioner?
This one should be non-negotiable. In New Zealand, any builder carrying out restricted building work must hold a current Licensed Building Practitioner (LBP) licence.
An LBP licence means the builder has been assessed as competent to do the work, and — importantly — they can be held accountable through the system if something goes wrong. It's not a guarantee of quality, but it's a critical baseline. If someone can't show you their licence, walk away.
2. Do They Have Local Experience?
Building in Mangawhai, Langs Beach, or Waipu isn't the same as building in Auckland or Hamilton. The coastal environment, the soil conditions, the council requirements, and even the local subcontractor networks are all different.
A builder who's done multiple projects in the area will already know the Kaipara District Council processes, understand what the local ground conditions demand for foundations, and have relationships with reliable subbies and suppliers. That local knowledge saves time, money, and headaches.
3. Can You See Their Previous Work?
Any decent builder should be happy to show you completed projects — ideally in person. Photos are great, but nothing beats walking through a finished home and seeing the quality of the finishing, the attention to detail, and how well the build has held up over time.
Ask to speak to previous clients too. A builder who's proud of their work will have no issue connecting you with past homeowners. If they dodge this question, it's a red flag.
4. How Do They Handle Communication?
This might sound soft, but it's one of the most common complaints in the building industry: poor communication. You want a builder who will keep you informed, return your calls, explain things clearly, and be upfront when something changes.
Ask them directly: How will you keep me updated during the build? How often will we meet on-site? What happens if something unexpected comes up? The answers will tell you a lot about how the next 8-12 months are going to feel.
5. What Does Their Quote Actually Include?
A low quote means nothing if it doesn't include everything. Some builders quote low to win the job, then hit you with variations and extras throughout the build. Others provide a comprehensive, transparent quote that covers the full scope of work.
When comparing quotes, make sure you're comparing apples with apples. Ask each builder to detail exactly what's included — and what's not. Things like site preparation, council fees, connections to services, landscaping, and driveways are common items that can be left out of a headline price.
6. Do They Have Proper Insurance and Guarantees?
Your builder should carry public liability insurance and contract works insurance as a minimum. For residential builds over a certain value, they should also be able to offer a building guarantee — either through a scheme like Halo or Master Build, or their own robust warranty.
Don't be shy about asking to see their insurance certificates. A professional builder will have these ready to go. This protects both of you if something goes wrong during or after the build.
7. Do They Feel Like the Right Fit?
Building a home is a long process. You're going to be working closely with your builder for months — sometimes over a year. The relationship matters. Do they listen? Do they understand what you're trying to achieve? Do you feel comfortable raising concerns?
Trust your gut here. If someone talks over you in the first meeting, dismisses your ideas, or makes you feel like just another job number, that's unlikely to improve once the build starts.
Questions Worth Asking Before You Commit
Here's a quick checklist to take to any builder meeting:
- Can I see your LBP licence number?
- How many builds have you completed in this area?
- Can I visit a completed project or speak to a past client?
- What's your typical build timeline for a project like mine?
- What does your quote include — and what's excluded?
- What insurance do you carry?
- How do you handle variations and unexpected costs?
- Who will be my main point of contact during the build?
